Greek tax authorities finally activated the platform for registrations for revenues from short-term rentals via online platforms like Airbnb, Home Away and others. The registration platform “Short Term Residence Rentals Registration” went in operation late Thursday night.
It mainly concerns property owners, natural persons and legal entities, that lease their properties for short term rentals via Airbnb.
In an detailed statement with 28 Q&A Greece’s Independent Authority for Public Revenues (AADE) highlights the main requirements and how leasers should register their properties and their revenues.
Registration to platform is submitted through the taxisnet code numbers via aade and in the section “short term leases” (βραχυχρόνια μίσθωση ακινήτου).
The regulation refers to apartments, rooms in a home and villas.
Registration is necessary for each leased property, which receives a “real estate registration number” (Αριθμός Μητρώου Ακινήτου Α.Μ.Α.)
The registration number is to be visibly posted on the short-term rental advertisement, the aade noted among others.
Leasers have to register retrospective from 1. January 2018.
Property manager is anyone who leases a property as property owner, tenant or a third party.
Foreign nationals who do not have a Greek taxation number should determine a “taxation representative.”
Anyone who posts real estate for short-term lease located in Greece on digital platforms is obliged to register on the platform, otherwise fines of up to 5,000 euros are due.
Revenues are taxed according to a special legislation from June 2017. Annual revenues up to €12,000 are taxed with 15% – for more details check here.

For the retrospective legislation 1. Jan – 30. Aug 2018, leasers are obliged to register on the tax platform and submit their revenues per property until 30. Nov 2018.
For running and future short term leases, property owners will have to register revenues until the 20th of each next month from the date of the leasee’s departure.
In its statement the AADE said also that it is in negotiations with share-economy platforms (Airbnb, booking.com and Home Away) for a cooperation protocol.
