Legislative changes to be implemented from June 1 threaten to expel property owners in Greece from short term rental platforms like Airbnb etc if they do not comply with the provisions.
Property owners who do not declare their properties in the Register of Short-Term Lease of Real Estate of AADE and will not obtain a Property Registration Number (AMA) will face a fine that can reach up to 20,000 euros. Furthermore, they will not be able to feature their properties on the platforms, following agreements between the Greek state and these platforms.
According to Greek media, June 1, 2021 is a milestone now for owners and managers of Airbnb type properties as from that day, everything changes! No owner who wants to rent his property for a short-term lease will be able to do so if he has not previously received a Property Registration Number from AADE. This number will open the door to Airbnb, Booking, Expedia short-term leasing platforms.
Airbnb has already sent a message to property owners who still upload properties on the platform, informing them that from June 1 they must declare the AADE Property Registration Number in the mandatory special field of the platform.
Any owner who does not have the registration number for his property and does not register it in the specific field on the short-term rental platform will be automatically expelled from the platform. The properties posts will be removed form the platforms and the owners will lose all contact with their customers.
According to the agreement signed by AADE with the three largest sharing platforms in February, the platforms will send the data with the receipts from the rents to AADE in bulk. AADE will pass this information to the tax return of each owner based on the registration number of the property and will tax him for the income he has received from short-term leases based on the scale of calculation of income tax from real estate as applicable.
Property owners who do not register their properties with the AADE Short-Term Lease Register and do not obtain an AMA will be faced with a fine starting at 5,000 euros that can reach 20,000 euros.
